In general we manage single unit properties and multiple unit properties up to 40 units. In a nut shell we will provide 100% full services including rent collection, addressing maintenance issues 7 x 24, and leasing out units as they become vacant.
This company was originally built on referrals from Realtors and their clients of condos, lofts and single family homes. We also manage multi unit properties, but the bulk or our clients consists of single unit property owners.
Lofts and condominiums are more complicated than houses. Houses don’t have a home owner’s association (HOA) where condos and lofts do. We have a pledge to work very close with the HOA regarding move in’s and move out’s. House rules are reviewed with the tenant at every tenant move in.
In summary – we are a hands on full service management company working close with every property owner. We charge a 5% of the monthly gross rents for our service including maintenance, rent increases, owners bills, payments for interest on security deposits, monthly statements and year end 1099s.
